A structural survey for a building or in other words the Buyer's report that informs the property potential buyer regarding the property structure condition prior to purchase.

The main purpose of acquiring such essential information prior to the property purchase is to draw your attention to structural problems no matter their size and or shortcomings likely to adversely affect the normal usage of the property you are interested to buy.

As well, the structural – buyers report can uncover property defects that you didn't know existed or the seriousness of which you may not have appreciated / understand.

With our long experience in the Property Industry of Cyprus, we shall look for any dampness and or cracks and any attempts to conceal. We shall go through all building elements and comment on significant defects as to the cause and suggest possible repairs.

Of course a degree of deterioration commensurate with the age of the building is expected.

Significant defects will certainly be brought to your knowledge and commented upon extensively. The adequacy of the structure will definitely be commented upon.

To assist your lawyer, we shall check the official plans to make sure there are no deviations.

We shall be unable to comment on electromechanical equipment as we are not Mechanical Engineers.

In the event we are engaged to proceed with the Buyer's survey report we shall need:

a.       Your contact details – telephone number / email. 

b.      Access into the property

c.       A copy of the Title Deeds, in order to identify the property and collect relevant information.

d.      A copy of the official lay-out plan of the property in order to ascertain if there are planning illegalities (unauthorized extensions,                   illegal building additions, violation of the boundaries of the plot)

e.      Arrange for inspection at any time convenient to you or your representative. 

f.       Please note that the report will be ready within five - seven working days, starting from the inspection date.

The cost of the survey is variable and depends of the property type, size, age and location. Therefore we advise you to request a quotation before the organizing of the inspection.
